Inland National Development Corporation (INDC) is a national real estate firm that develops new locations for corporate retailers and franchisees on a build-to-suit basis. Once built, INDC either holds the project as a long-term real estate investment or convey its interest to one or more real estate investors procured through our extensive network.

INDC views land as a blank canvas, that can be transformed into a breathtaking portrait of neighborhoods, parks and rolling landscapes. With a few signature touches such as a clubhouse, water park and sports core, an INDC master-planned community is brought to life by the area’s finest builders.

Over the past 30+ years, our leadership team has developed over 10,000 acres of land for all asset classes including residential, retail, mixed use and industrial properties. Over many years we refined our process of diligently researching economic and demographic indicators to assemble strategic land parcels in supply-constrained markets. Our disciplined approach yields sites that can be developed to cater to innovation, growth and a high quality of life for tenants and residents. INDC then develops the Class-A product that can be positioned for long – term hold valuation, or repositioned to attract institutional investors. INDC is a full-service provider, and offers a single point of responsibility for all aspects of development projects. Our in-house team has been crafted to provide and have access to a wide scope of industry experts to generate efficiencies for our operating platform, which extends from the property level through development to the fund level. INDC’s leadership team has delivered thousands of single family homesites in Lake, Kendall, Kane, DuPage and Will Counties.

Radcliff Ridge

Located within the prestigious Naperville School District 203, this 8.24-acre development delivered 22 single family homesites to builders and individual buyers.  These large ¼ acre lots feature wide frontage along the accessible roadway to allow a variety of different housing types.

This development is 15 minutes southwest of Aurora and Naperville.  The 84-acre, 117 single family lot project was sold to both custom home builders and individuals.

The Ponds at Mill Race Creek is an ‘Inland Signature Community’, consisting of 243 single family homes and 126 townhomes.  The single family lots were sold to Kimball Hill Homes and Hoffman Homes, while Lord and Essex purchased the townhome units.   This development won a Silver Key award from the Chicagoland Homebuilders Association for outstanding design.  A rill system – a stream of fresh circulating water which meanders the perimeter of the property – complements a system of lakes, ponds and dramatic waterfalls.  Competition for these lots was fierce among build

Throughout the 1990s and early 2000s, Inland Real Estate Development was a premier master developer for residential subdivisions in Kendall County.  According to Census Bureau statistics, Kendall County’s 2010 population of 114,736 made it the number one fastest growing county in the United States from 2000 - 2010, with a 10-year percentage growth of 110.4 percent. Yorkville is located in the center of Kendall County. In Yorkville, Inland Real Estate Development developed the following projects:

Oswego Village Square is an expansive shopping center located at Route 34 and Douglas Road in Oswego, Illinois. Purchased in 1992, Oswego Commons is comprised of 402 acres, with 335 acres of residential and 67 acres of commercial real estate. Anchored by Target and Home Depot, the shopping center also includes the following tenants: TJ Maxx, Petco, Panera Bread, McDonald’s, Portillo’s, OfficeMax and Party City.

Inland Real Estate Development completed all entitlements after the purchase of the land, including annexation, Planned Unit Development and sales tax rebates.

St. Charles Vacant Land

The 2.2 acres of vacant land, which is zoned B3, is ideally located in a thriving area of St. Charles, IL. With great regional demographics and a large consumer base, the land boosts traffic counts of 35,000 vehicles per day with a projected population of 66,396 residents within a three-mile radius.  The site is situated near a Costco, located on Randall Road and the south side of North Avenue, and Fox River Harley Davidson. Directly to the left, a 700,000-square-foot office campus with a retail component is being constructed.
